"We are contacting you to inform you that we have been advised that the Residences at MGM Grand is selling at record pace and is currently finishing their sales on tower B and preparing to start selling tower C in the coming weeks. We have a large data base of interested clients in condominium hotels and we feel that this first ever condominium hotel on the Las Vegas strip offers some very unique features. Obviously being connected to one of the largest most luxurious resorts in the world is a huge benefit for homeowners and guests alike. In the last 12 months the MGM Grand has invested in excess of $500 million in new and exciting amenities on the property. These include KA, the newest Cirque de Soliel, restaurants by Wolfgang Puck, Emeril’s, Michael Mina and Thomas Colicchio just to name a few. We feel the location and the connection with the MGM Grand make this property an excellent investment and one that you will enjoy calling home. There is a monorail station and access to the 6 acres of swimming pools, not to mention the Grand Garden Arena which houses the best concerts and sporting events in Las Vegas. The towers will be connected to the hotel by an air conditioned, covered moving walkway. You will enter the community through a guard house and each tower will have its own valet attendants as well as amenities (pool, fitness facilities, sundries, restaurants, lounges, and coffee bars). This community is designed to feel more like a residential tower than a hotel which sets it apart from other projects that being marketed currently. Tower C offers potentially the best views of all three towers and will likely be the last opportunity to be part of the Residences MGM Grand. As a result we anticipate a huge demand for the priority first release and we urge you, if you have and interest, to secure a place at the Residences MGM Grand . The initial deposit breakdown will be the following: $25,000 for studio Residence $50,000 for every one bedroom Residence $75,000 for 2 bedroom Residences All deposits should be made payable to Nevada Title The developer plans on offering the first release to those clients that have already sent in deposits prior to the release. We will be contacting you once we have pricing information and unit availability. If you have interest, questions, or plan on visiting Las Vegas in the near future please contact us.Deposits are refundable until date of contract which is about 45 to 60 days after reservation. At contract the balance of the 10% initial down payment will be due, and about two months after that the second 10% down payment will be due. One year later the third and final 10% down payment will be due. Studio management fees are $350 per month, one bedrooms are $700 per month and the two bedrooms are $1,050 per month. The Hotel Management split is approx 50/50 plus $200-$250 per month for management fees. Upon reservation all future owners are accorded VIP status and entitled to full use of the lavish MGM facilities! |
